Construction of a huge luxury apartment complex in New Farm is set to begin on the site of a demolished aged care facility.

Dubbed “Rosemont”, the development at 424 Bowen Terrace will comprise 74 units and four freestanding houses across a piece of land almost the size of a football field.

It takes up a large part of the block, and also fronts on to Moreton and Langshaw streets.

A communal garden, 20-metre swimming pool, gym, hot and cold plunge pools, a private dining room, library and gallery will be built across six storeys.

The aged care centre on the site was closed by Ozcare after more than 30 years of operation, and demolished this year.

Signs outside the fenced-off site on Tuesday said “Luxury residences coming soon”.

This masthead previously reported the land had been sold to developer Fortis – which is behind the new project – for $37.5 million.

“Our focus has been on creating homes that feel genuinely at home here – shaped by the landscape, the light and the neighbourhood’s enduring sense of community,” the company’s general manager, Dan Boman, said in a statement.

Construction will begin in July and is expected to be completed in late 2028.

Unit prices will start at $2.6 million. An artist’s impression of the building shows an Aston Martin costing more than $700,000 parked outside.

The four freestanding houses will be built after the apartments are completed, a Fortis spokesperson confirmed.

An appeal was made against the project, arguing it was not in keeping with the area’s character and represented overdevelopment of the site. The appeal was later withdrawn.

The development was designed in collaboration with architect and interior designer DKO. LatStudios did the landscape architecture.

Fortis has several developments under way across the city, including River House at Kangaroo Point, Crest & Walker in Newstead, and an apartment block on the site of an existing shopping hub on Racecourse Road in Hamilton.
